A new year brings new things, in this case, a slightly better real estate market for St. Louis.
All the data is in for the how well our city’s real estate market fared for the 4th Quarter of 2011 and the results are good.
St. Louis County
By the end of the 4th Quarter of 2011, home sales for St. Louis County increased by 9.1% with 2,502 recorded closing during those that 3 months of the year. Great news considering there only 2,293 recorded closings during the 4th quarter of 2010.
Below are some of the details of the findings. You may notice that both the median and average sales prices have dropped as compared with the previous year for St. Louis County, St. Charles County, and St. Louis City. As sellers slowly come to realize that this is truly a buyer’s market and, in turn, lower their list price to meet the expectations of buyers, more buyers will respond with offers.
St. Charles County
By the end of the 4th Quarter of 2011, home sales for St. Charles County increased by 16% with 1,014 recorded closing during those that 3 months of the year. Great news considering there only 874 recorded closings during the 4th quarter of 2010.
St. Louis City
By the end of the 4th Quarter of 2011, home sales for St. Louis County increased by 5.2% with 563 recorded closing during those that 3 months of the year. Great news considering there only 535 recorded closings during the 4th quarter of 2010.
